From Estimate to Payment: How Our Pricing Process Works
Step 1: Consultation and Initial Estimate
After a brief phone conversation to ensure we’re a good fit for your project, (click here to read more about what we do and what we don’t,) we visit your home for a consultation where we’ll tour the project site, take measurements, and talk about your vision. Before we leave, we’ll give you a ballpark estimate to make sure we’re on the same page with pricing. If you’re ready to move forward, we’ll enter into a preconstruction agreement where we’ll prepare designs and a detailed, fixed-price proposal for your remodel. Our initial consultation and preconstruction fees are credited toward the cost of your remodel if you move forward with Downy Home Remodeling.
Step 2: Detailed Project Scope and Proposal
We prepare floor plans and a written proposal outlining the scope of work. Each portion of the work is itemized with an estimated cost, including allowances for any materials not yet selected. We review the details with you so you understand what's included and can make informed decisions before moving forward.
Step 3: Initial Payment and Payment Schedule
Once the proposal is approved, you’ll sign off on the scope of work and provide an initial payment so we can begin ordering materials and secure your spot on our schedule. The remaining payments will be due at the beginning of major milestones in the construction process, with one final payment due upon the completion of your remodel. On average, our customers pay for their project in 4–5 installments total, though that number could be more or less depending on the scope of work and number of milestones.
A Fixed-Price Proposal for a Clearly Defined Scope
Your construction proposal will detail the scope of work for your project and include line-item pricing for each category of construction your job entails, such as demolition and disposal, framing, drywall, paint, plumbing, electrical, HVAC, tile, flooring, millwork, cabinetry, building materials, and labor. The final bid is fixed, meaning your agreed-upon project price won't increase simply because the work takes longer or requires more labor or materials than we initially anticipated.
*Please note the Fixed Project Cost does not include the repair of substandard or hazardous conditions we may uncover during demolition that could not have reasonably been identified during the initial site visit. Such repair work will be performed as a change order and will affect total project cost.
Change Orders
Once the project is underway, any alterations or additions to the agreed-upon scope of work will be considered “change orders.” If you decide mid-project to add built-in banquette seating to your kitchen or a skylight to your bedroom ceiling, this will require an adjustment to the budget and may incur additional design fees. Likewise, we may unexpectedly uncover conditions during construction that require remediation or additional work outside the project scope. We'll explain our findings and any additional costs, then issue a change order for your approval before proceeding with the additional work. For more information on change orders, read our blog post here.
Allowances
Each applicable category in your proposal will include a material allowance. An allowance is a placeholder in the pricing proposal that allows for selections of things like countertops, hardware, tile, windows, and cabinets. Allowance amounts are estimated based on your project budget and desired level of quality, with the goal of providing a realistic budget for your material selections. If selections end up exceeding your total allowance, you’ll owe that extra amount along with your final payment at the end of the project. Likewise, if you come in under your allowance budget, you’ll receive a credit for the unused amount upon the completion of your remodel. For a deeper dive into allowances and their place in a remodeling contract, check out our blog post.
What’s Not Included in Our Proposal:
Permitting Fees
City and county building fees and the labor required to obtain permits are not included in our project pricing. If requested, we can assist with obtaining permits and add this service through a change order. Regardless of who obtains permits, we'll explain what's required for your project and schedule, coordinate, and attend on-site inspections throughout construction at no additional charge.
Lighting Fixtures
The cost of lighting fixtures varies so widely that it's difficult to establish a reasonable allowance. For that reason, we ask clients to purchase their own lighting fixtures. Occasionally, other materials or selections may also be supplied directly by the homeowner rather than included in our proposal. Any such arrangements will be discussed and mutually agreed upon during preconstruction.
Contingency Costs
We don't include a contingency fund for unforeseen expenses in our project pricing. We prefer to provide a realistic estimate based on the information available during the time of estimating, so you don’t end up paying extra for a financial buffer you may never need. We recommend setting aside an additional 15% of your remodeling budget to cover unexpected conditions or expenses.
Frequently Asked Questions
-
The labor hours shown in the proposal are estimates based on our experience with similar projects and are provided for transparency. Because it is a fixed-price bid, you are not assuming the risk of the project taking more labor hours than anticipated. Likewise, if we complete the work in fewer hours than estimated, the contract price does not change.
-
In-home consultations carry a fee, and afterwards we’ll be able to give you a ballpark estimate to see if cost aligns with your expectations moving forward. Design and detailed estimating are provided through separate preconstruction services. We explain the applicable fees and terms before you authorize the work, including credits or waivers that apply if you proceed with Downy Home.
-
We establish a project schedule and work continuously until the project is completed, but completion dates are not guaranteed. Permitting complications, supply chain issues affecting product availability and quality, selection delays or changes, and unforeseen conditions such as weather, shipping delays, or supplier mistakes can all affect timing. We communicate changes as they arise and work diligently until the project is completed. A longer duration by itself does not change the fixed price for the original scope.
-
Homeowners purchase their lighting fixtures separately. Other selections and purchasing responsibilities are identified in the proposal. Please discuss any other items you would like to supply before ordering so we can confirm how they fit the scope, specifications, and schedule.
-
At this time, we only accept payment by check.
-
You’ll make an initial payment to get the project started, a payment at the beginning of each construction milestone, such as starting cabinets or flooring, and then one final payment upon completion of your remodel, where we’ll square away any credits or overages.
-
No, we do not offer financing at this time.
