Our Home Remodeling Process
Knowing what to expect makes planning a remodel easier. We guide homeowners in Boulder and nearby communities through kitchen, bathroom, and complete interior renovations, with clear communication from the first conversation to the final walk-through. Here’s how we plan, prepare for, and manage your project, keeping you informed along the way.
Getting to Know Your Project
Step 1: Let’s Talk
Every successful remodel begins with a conversation. Fill out our form, call, text, or email. Tell us what you'd like to change about your home, what's no longer working for you, and what you hope to accomplish. You don't need a finished design or every detail figured out before reaching out. Whether you have a clear vision or are just beginning to explore the possibilities, we're happy to discuss your ideas.
After receiving your inquiry, we'll arrange a brief 10–15-minute phone conversation to learn more about your project, budget, and desired timeline. This gives us an opportunity to answer some initial questions, better understand your priorities, and determine whether we're a good fit for your needs. We’re best suited for larger remodeling projects rather than small repairs or handyman work. If everything sounds promising, we'll schedule an in-home consultation to take a closer look.
Step 2: In-Home Consultation
There's only so much we can learn about a home without seeing it in person. During our consultation, we'll walk through your space together, discuss your ideas in greater detail, and evaluate the existing layout and conditions. We'll consider how the space functions now, what could be improved, and what may be involved in making those changes.
We'll take preliminary measurements, review any plans or inspiration you've gathered, and discuss practical considerations such as structural modifications, plumbing, electrical work, and permitting requirements. We'll also explore different approaches to your project, including possibilities you may not have considered.
Based on our visit, we'll provide a preliminary ballpark estimate to help you understand the potential investment. This isn't a final construction quote, but it gives us a starting point to determine whether the project aligns with your budget before moving into more detailed design and planning.
Turning Ideas Into a Plan
Step 3: Design and Detailed Proposal
Depending on your project's needs, we'll develop floor plans, explore layout configurations, and create detailed 3D renderings to help you visualize the proposed changes. We'll work through the important structural and functional decisions, from removing walls or relocating plumbing to reconfiguring cabinetry and improving the flow between rooms. If you're already working with an architect or interior designer, we're happy to collaborate with them.
Once we've established the design and scope, we can begin developing a detailed, fixed-price construction proposal. This includes identifying the work involved, calculating labor and material costs, and accounting for specifications and allowances where final product selections haven't yet been made. You'll have an opportunity to review the proposed work, ask questions, and discuss potential adjustments before making a final commitment.
Step 4: Project Approval and Pre-Construction
Once you're comfortable with the proposed design, scope of work, and price, we'll finalize the construction agreement and payment schedule, and you’ll give us the first deposit to secure a spot on our schedule. We’ll establish an anticipated start date and project timeline, tell you what to expect along the way, and discuss practical considerations such as access to your home, working hours, pets, children, temporary utility disruptions, and protecting areas outside the construction zone.
This stage involves coordinating permits and inspections, establishing a construction schedule, ordering materials with longer lead times, and working through any remaining design details. We'll also guide you through material and finish selections, helping you understand which decisions need to be made early and which can wait until later in the process. Cabinetry, countertops, tile, fixtures, and other finishes all have different ordering requirements, so we'll help keep those decisions organized and on schedule.
Our goal is to work through the important details ahead of time so that construction can begin with clear expectations and as few unnecessary interruptions as possible.
Bringing Your Vision to Life
Step 5: Construction and Project Management
With the planning complete and preparations in place, it's time to bring your remodel to life. Our team coordinates the various stages of construction, from demolition and structural work to plumbing, electrical, installation, and finishing details. Throughout the process, we focus on quality craftsmanship, careful coordination with vetted tradesmen, and respect for your home.
You'll have a designated project manager who serves as your primary point of contact and oversees the day-to-day progress of your renovation. We also provide access to our construction management app, where you can view project schedules, plans, and daily logs with photos to stay informed about what's happening, including important details that may not be visible once construction is complete.
We understand that living through a remodel can be disruptive. Our team takes precautions to protect surrounding areas with floor coverings, dust barriers, and other appropriate measures, while maintaining organized workspaces and performing daily cleanup of tools, debris, and designated worker bathroom.
Remodeling an existing home can also reveal unexpected conditions that weren't visible during planning. If we encounter an unforeseen issue or a change becomes necessary, we'll explain what we've found, discuss your options, and review any potential cost or scheduling adjustments before proceeding. Open communication is an important part of keeping your project moving forward. Learn more about change orders, hidden conditions, and delays here.
Step 6: Final Walk-Through and Warranty
As construction comes to a close, we'll walk through your newly remodeled space together to review the finished work, address any remaining details, and make sure everything has been completed according to the agreed-upon scope.
We'll take the time to answer questions about your new fixtures, finishes, and features, and discuss any care or maintenance considerations that may help keep your remodel looking its best.
Our commitment to your home doesn't end when construction is complete. Downy Home Remodeling stands behind its work with a 5-year warranty on labor and workmanship, providing added confidence in the quality of your investment. If a workmanship issue arises after completion, we're here to help address it according to the terms of our warranty.
We take pride not only in the spaces we create, but in the relationships we build with our clients. Our hope is that when you're ready for your next project, you'll already know who to call.
