Yes, we apply a standard, reasonable markup to materials to cover sourcing, purchasing, and coordination while maintaining fair and transparent pricing for our clients.

Yes! We'll advise you on which permits and inspections are required for your project and coordinate, schedule, and attend on-site inspections throughout construction at no additional charge. Permit fees and the labor involved in obtaining permits are not included in our standard project pricing. However, we can handle the permitting process for you upon request, with the additional cost outlined in a change order.

Absolutely. We guide you through the selection of cabinets, countertops, flooring, fixtures, and finishes to ensure everything fits both your style and budget.

We allow clients to supply their own light fixtures and appliances for the project. All other materials — such as cabinets, countertops, flooring, plumbing fixtures, and finishes — must be sourced through us to ensure quality, compatibility, and warranty coverage. If you choose to provide your own fixtures or appliances, we’ll coordinate with you to make sure they are delivered on time and meet the project specifications. Please note that client-supplied items may not be covered under our warranty.

Once we sign a contract and finalize your selections, your project price is locked in for those specified materials. However, if you request material changes after selections are made — or if a chosen product becomes unavailable and a replacement is needed — there may be a cost adjustment. We will always communicate any potential changes clearly and obtain your approval before proceeding.
